Baie D'Urfe Baie D’Urfe: A prestigious, mature international community features mostly upscale older, renovated and varied homes on minimum 15,000 sq. ft. lots stretching westward along the lakefront and interior. Home values range from $375,000 to well over a million dollars. Renowned for its generous lot sizes and green space, it is home to the German based ’AVP’ International School, French and English emersion schools, a yacht club, local recreational activities and a small shopping centre complete the neighborhood. Baie D’Urfe has bus and commuter train service and is located 5 minutes from the West Island’s English CEGEP John Abbott College. BeaconsfieldBeaconsfield: Situated south and central (highway 20) is generally considered an upscale/executive community boasting mature, good size lots with large homes. Typically a 2100+ sq. ft., 4 bedroom, 1 1/2 bath, main floor family room, 2-storey or split level with 1-2 garages is valued in the $300,000-$500,000 range. Higher end properties ($650,000-$1,000,000 and well in excess) are located primarily along the extensive lakeshore as well as one small recent development in the western central area. There is limited commercial activity in this community-one shopping mall, and a quaint village (Beaurepaire) area, and of course very good access to commuter train and bus transportation. Beaconsfield features plenty of green space, a number of schools, churches, parks, recreation and lakeside bike trails, as well as a yacht club. Downtown Montreal travel is approximately 20-30 minutes.

Les Cedres/Coteau du lac/Les Coteaux/St Zotique: A string of flourishing small commuinities along the Soulanges canal and Lake St Francois just south of Highway #20/401 and west of Dorion. The area is vibrant with historic sites, miles of canal side parkway and cycling trails, popular golf courses, as well as incredible waterside scenery. First time buyer homes are plentiful throughout ranging from $ 135,000 to $ 200,000 and upgrade 3–4 bedroom homes typically sell $ 200,000-$ 250,000 and waterview/waterfront homes may sell well above dependant on specific location and features. The St Zotique area is known for it’s interior canal developments allowing access to the lake for many homeowners. Villages along the way are simple, schools sufficient and shopping limited. Access to Montreal is mostly by car-about 45 minutes + to downtown or by train from Vaudreuil-Dorion.

Dollard-des-Ormeaux: A diverse multi-cultural family community, D.D.O. is a large central residential area catering to a varied price range within many housing styles. First- time buyer town house style condos in the east and central area start from $160,000, modest yet upgraded bungalows from $240,000-$275,000 and larger split levels and 4-bedroom cottages between $275,000 and $400,000. The prestige market in D.D.O. belongs to ’Westpark’ - this upscale area regularly sees activity in the $500,000-$700,000 price range and above due to the enormous homes built in the recent past. Hudson: The quaint, predominantly English community of Hudson spans the western shore of Lake of Two mountains, just north of Vaudreuil along the #417 to Ottawa. Renowned for it’s active village life, mostly upscale homes and waterfront estates, buyers can expect to pay upwards of $ 300,000 for average homes and well over $ 500,000 for superior residences. The rolling countryside is sprinkled with developments, golf courses, inns, schools and churches. Scenic weekend drives, a visit to Finnigan’s antique market, lunch or dinner along the lakeside and a play at the Hudson theatre are all local delights! There is commuter train access to facilitate Downtown Montreal travel and it is only 40 -45 minutes by car. Major shopping is limited however abundant in neighbouring Vaudreuil.

Notre Dame de L’ile Perrot L’ile Perrot/Pincourt/Notre Dame de L’ile Perrot & Terrace Vaudreuil: A scenic island just off the western tip of Montreal at the junction of the Ottawa and St Lawrence rivers comprising all four dynamic communities. The island is renowned for it’s abundance of greenspace, peaceful waterside roadways, fabulous views, cycling, cross country ski trails, 4 golf courses as well as 10 schools, a major shopping mall and plentiful shops and restaurants. The Vieux Moulin historic parksite, and prestigious Golf Atlantide are two major attractions It has a bilingual history. Although there has been significant residential and commercial growth in the recent past, residential neighborhoods remain affordable . A generous mix of older, mature areas, newer projects, and prestige golf and waterfront homes provide something for everyone. Kirkland: Considered by many to be the ’heart of the West Island’, Kirkland has become home to many of its residents due to the availability of mature upscale housing neighborhoods as well as a recent explosion of newer style executive homes in the northern segment. Typically, large 4 bedroom homes range from $300,000 to $500,000. Some smaller homes (although rare) and condominiums can be purchased around $225,000-$275,000. This popular community features excellent family activities and services, plenty of parks, green space and a central bike/roller blade/walk-jogging trail. Light commercial shopping and restaurants can be found all along St. Charles Boulevard and Kirkland houses “Le Colisee” Montreal’s largest movie complex. Bus transportation is adequate. Montreal downtown is only a 30 minute drive.

Lachine Lachine (St-Pierre): Considered the transitional municipality from the West Island, east towards the city core, Lachine is comprised of two areas, including Ville St-Pierre. Smaller wartime 2 storey, 3-4 bedroom homes in the western sector start around $300,000 and larger/extended, renovated homes can be well in excess of $400,000. The ‘Prevail’ neighborhood’s more recent town homes sell above $300,000 and semi-detached or detached, 3-4 bedroom homes in the $350,000-$500,000 range. The scenic, historic Lachine Canal can be followed by bike or foot all the way to downtown Montreal and Lachine’s condos along the way are a popular lifestyle for many in the $235,000+ range. Lachine is a diverse community with a well known private school, College Ste- Anne, as well as a number of other institutions. L’Ile Bizard: The small Island community north of Pierrefonds and home to the Royal Montreal (Canadian Open) Golf Course, another prestigious course and miles of trails and waterfront views and green space is a popular alternative to the urban lifestyle just back across the bridge! Starter homes range from $200,000, larger upgrade 3-5 bedroom homes $225,000-$350,000 and golf course or waterfront executive homes are priced higher. Although schools are limited, the three neighborhood facilities have good reputations. The Island is serviced reasonably with the MUC bus service, however, shopping and restaurants are limited yet, are found in abundance within a short drive into Pierrefonds/DDO. Dorval airport is 15-20 minutes and downtown Montreal approx 30+ minutes.

Pointe-ClairePointe Claire: Renowned bilingual community that caters to the average family as well as the upscale market. Located centrally, Pointe Claire stretches from the lake’s edge northward across both highway 20 & 40. Older 1st time buyer homes are sought after in the $200,000+ range, as well as moderate upscale homes in the central and western area priced from $275,000-$400,000+, and people can generally expect to pay this or more in the neighborhoods along the lakeshore. Rigaud: Located north-west of Montreal –just a few minutes beyond St Lazare, the scenic mountain side community boasts the only ski hill ( ideal for beginners as well as more advanced skiers) within 35 minutes of Montreal! Horseback riding, cycling, hiking etc are popular area activities. The town features old & historic sites, is home to the renowned private French ‘College Bourget , plenty of recent commercial development, and is at the end of the commuter train line into Montreal ( 1 hr+). Housing is quite varied; 1st time buyer homes around $ 160,000-180,000 and more lavish mountain estate properties go well over $ 300,000 regularly. Roxboro: Officially designated as part of Pierrefonds, Roxboro occupies a portion of the eastern corner of the larger conglomerate. The established, well-respected bilingual family community is home to many happy long term residents as well as a steady flow of new comers. St-Lazare St-Lazare: A bilingual community well known for it’s Equestrian estates, ranches and horseback riding trails, as well as executive homes nestled amongst the towering pines in peaceful neighborhoods. Gorgeous countryside and a variety of homes, schools, a small village area and nice family facilities & programs and a small public airfield complete the package! Municipal zoning in some areas permits for the stabling of horses on your land or neighbouring public barns. There are limited first time buyer possibilities here as it is mostly considered home by those owning their 2nd or 3rd home. Ste-Anne-de-BellevueSte-Anne-de-Bellevue: A bilingual, small community located at the western tip of Montreal at the junction of Lac des Deux Montagnes and Lac St-Louis, across from L’Ile Perrot, and best known for John Abbott CEGEP (English College) and the agricultural faculty of McGill University, the Veteran’s Hospital, as well as it’s waterside boardwalk. DorionVaudreuil-Dorion: Undoubtedly one of Quebec’s fastest growing communities in the recent past, the explosion in development has been both residential and commercial. Geographically, VD is located just west of the tip of Montreal, north-west of L’Ile Perrot, and south-central of the Hudson/St-Lazare corridor. The bilingual community boasts shopping, restaurants, and other facilities second to none. The older Dorion part of town is home to huge mature trees, charming homes and a busy village area while the Vaudreuil sector is primarily newer construction projects although some gorgeous character homes dot the lakefront and surrounding streets.
People can expect to find plenty of 1st time buyer opportunities ( $175,000-$250.000) as well as a generous upgrade market that ranges from $250,000- $400,000+. Waterview/waterfront properties are limited and sell well over $ 400,000. Semi urban lifestyle allows for incredible history, scenic drives and excellent cycling, walking, sporting facilities and programs. There are a number of schools including the well known Cite des Jeunes complex. There are two commuter train stations with ample parking and a new bus service. Travel to the west island by car is about 15 minutes and aprrox 35-40 minutes downtown Montreal.
